The PCS-to-San-Antonio checklist

A hard report date makes a home search unforgiving — unless you work the timeline backward. Here is the phase-by-phase checklist we run with every relocating family, from first rumor of orders to your first week on the ground.

Get a Personal PCS Plan

90+ days out

Set the foundation

  • Confirm which JBSA installation you report to — it decides which side of the metro you live on.
  • Read the housing guide for your gate (Lackland, Randolph, Fort Sam, or Camp Bullis) and shortlist 2-3 areas.
  • Decide buy vs. rent for this assignment — run the numbers against your timeline, not a rule of thumb.
  • Request your VA Certificate of Eligibility (your lender can pull it in minutes).
  • Get pre-approved with a VA-experienced lender so your budget is real, not hoped.
  • Connect with your agent — searches, video tours, and school research all start working for you now.

60 days out

Search in earnest

  • Tour homes by live video from your current station; fly in for a scouting trip if you can.
  • Verify school attendance zones on every shortlisted home — zones shift as San Antonio grows.
  • Compare full monthly cost (principal, interest, Texas property taxes, insurance, HOA) against your 2026 BAH.
  • If renting first: line up applications early — military corridors move fast in PCS season.
  • Schedule your household goods shipment and keep every receipt for your travel voucher.

30 days out

Lock it down

  • Go under contract with a closing date matched to your report date (or sign your lease).
  • Complete inspection and VA appraisal; negotiate repairs while you still have leverage.
  • Set up utilities — CPS Energy (electric/gas), SAWS (water), and your internet provider.
  • Arrange temporary lodging buffer (TLE) in case closing and arrival do not line up perfectly.
  • Update USPS forwarding, insurance policies, and vehicle registration plans (Texas gives you 30 days).

First week on the ground

Land well

  • Close and get keys — or do your final walkthrough if you closed remotely with a POA.
  • In-process at your installation; ask your sponsor about gate traffic patterns before picking a commute route.
  • Register kids for school with your lease/closing docs, immunization records, and prior transcripts.
  • File your travel voucher while the receipts are still in one place.
  • Drive your commute at actual report time once before you fully commit to a routine.

How early should I start the housing search for a PCS to San Antonio?

The moment San Antonio is likely — even before orders are final. Ninety days gives you the full menu: pre-approval, video tours, and a closing timed to your report date. Thirty days is doable but limits your options.

Can I close on a home before I arrive in Texas?

Yes. Remote closings with digital documents and powers of attorney are routine for military buyers. Many of our clients get keys the day they arrive.

Should I use TLE or wait in temporary lodging until I find something?

Temporary Lodging Expense covers a short window and burns savings fast. Families who start the search before arrival usually skip extended lodging entirely — that is the single biggest money-saver on this list.

What if my report date moves?

It happens. VA contracts can be written with flexible closing dates and military clauses, and leases in military corridors often accommodate orders. Build the flexibility in up front rather than hoping.
