Know Your Base
Reporting to Camp Bullis
Camp Bullis is the field-training annex of Joint Base San Antonio — 28,000 acres of ranges and maneuver land in the Hill Country foothills that support Fort Sam Houston’s medical mission, security forces training, and units from every service. Few people are permanently stationed at Bullis itself, but many families whose duty splits between Bullis and Fort Sam — or who simply want the far north side — anchor their home search here. The reward is the most desirable growth corridor in the metro: top-rated schools, newer construction, and the Hill Country at your back door.
This guide is maintained by LAH, a veteran-owned practice led by an Air Force veteran and certified Military Relocation Professional helping Camp Bullis families buy, sell, and rent across this side of the metro.

Schools
School districts for Camp Bullis families
This corridor is school-district royalty. North East ISD serves the Stone Oak and Encino areas with some of its strongest campuses, including Johnson High School. North of the county line, Comal ISD picks up the Bulverde corridor with newer, fast-growing schools.
West along I-10, Boerne ISD — consistently among the highest-rated districts in Texas — covers Fair Oaks Ranch and Boerne, and is a primary reason families choose the longer commute. Wherever you land, we verify the exact attendance zone before you offer.
BAH & Budget
What your 2026 BAH buys near Camp Bullis
At the 2026 JBSA rates, an O-3 with dependents receives $2,127 per month, an O-4 $2,307, and an E-7 $2,112. The far north side is the premium corridor in the metro, so BAH alone typically anchors the entry points — the low-to-mid $300Ks in 78259 and the Bulverde corridor — while The Dominion and Fair Oaks Ranch are usually paired with additional income.
Texas property taxes (often 2-2.5 percent of assessed value) hit hardest in higher-value areas, and several communities here also carry HOA fees. We build the complete monthly picture — PITI plus HOA — against your BAH before you set a price band.

Buy or rent for this assignment?
Families who buy in this corridor rarely regret it — it has been the most consistently appreciating quadrant of the metro for two decades, and homes here rent instantly if orders take you elsewhere. For short training assignments at Bullis, renting in Stone Oak keeps you flexible; for anything longer, ownership here doubles as a genuinely strong investment.
Common Questions
Camp Bullis relocation, answered
Where should we live for an assignment at Camp Bullis?
Stone Oak and the Encino/78259 corridor are the standard answers — 15-20 minutes to the gate with top schools and amenities. The Dominion is the luxury option ten minutes away, and Boerne or Fair Oaks Ranch trade a longer drive for Hill Country living and Boerne ISD.
Does anyone actually live at Camp Bullis?
Very few — Bullis is a training annex with minimal on-post housing. Nearly everyone assigned there lives on the north side of San Antonio or in the Boerne corridor and commutes in through the I-10 or Blanco Road gates.
What if my duty splits between Camp Bullis and Fort Sam Houston?
A common situation for medical instructors. The US-281 corridor (Stone Oak, Encino) is the sweet spot — 15-20 minutes to Bullis and a straight 20-25 minute run down 281 and I-35 to Fort Sam.
Is the north side worth the higher prices?
It depends on your priorities. You pay a premium over the west and northeast sides, but you get the metro’s strongest school corridors, its most consistent appreciation, and the Hill Country lifestyle. For families likely to stay past the assignment, it is often the best long-term buy in the city.
Can you show us homes remotely before we arrive?
Yes. We run live video walkthroughs, send honest assessments of anything you shortlist, and coordinate the entire VA-loan closing remotely — many families see their north-side home in person for the first time with keys in hand.
