PCS to JBSA-Lackland: where to live and what it costs
JBSA-Lackland anchors the southwest side of San Antonio — the gateway every Airman passes through at Basic Military Training, plus the 59th Medical Wing and the Defense Language Institute. Families reporting here trade a little distance from downtown for newer construction, strong value, and quick access to the west-side gates.
Know Your Base
Reporting to Lackland
Lackland is where the Air Force begins — every enlisted Airman passes through Basic Military Training here, and the base also hosts the 37th Training Wing, the 59th Medical Wing at Wilford Hall, security forces training, and the Defense Language Institute English Language Center. For permanent-party families, that means a west-side duty location in a part of San Antonio that has grown enormously over the past fifteen years. The west and far-west side is dominated by newer master-planned communities where your housing dollar goes further than almost anywhere else in the metro, with Loop 1604 and Highway 151 carrying most of the commute.
This guide is maintained by LAH, a veteran-owned practice led by an Air Force veteran and certified Military Relocation Professional helping Lackland families buy, sell, and rent across this side of the metro.

Schools
School districts for Lackland families
Almost all of the west-side growth sits inside Northside ISD, the largest district in San Antonio and one of the most consistently solid. The Alamo Ranch and Helotes corridors feed some of the most sought-after elementary and high schools in the district, and the district is experienced with military-connected students transferring mid-year.
Families in the Potranco and Highway 151 corridors are also served by Northside ISD, while a few communities south of Highway 90 fall in Southwest ISD. If schools are the deciding factor, tell us early — attendance zones shift as the west side grows, and we verify the current zone for every home you consider.
BAH & Budget
What your 2026 BAH buys near Lackland
At the 2026 JBSA rates, an E-5 with dependents receives $1,869 per month and an O-3 receives $2,127. On the west side, that money works: paired with a VA loan, an E-5 budget comfortably reaches the Potranco corridor and much of Westover Hills, while an E-6 and up (or dual income) opens most of Alamo Ranch.
Texas property taxes are the number that surprises PCS families — often 2 to 2.5 percent of assessed value, folded into your monthly payment. We run full PITI numbers (principal, interest, taxes, insurance) against your BAH before you fall in love with a list price.

Buy or rent for this assignment?
Lackland sees a lot of short training assignments, and for a 12-18 month tour renting often wins. For a standard permanent-party tour, west-side entry prices and zero-down VA financing make buying genuinely competitive with renting — especially since this side of town rents well to the next PCS family when you get orders out.
Common Questions
Lackland relocation, answered
What are the best neighborhoods near Lackland AFB?
Most permanent-party families land in Alamo Ranch, Westover Hills, or the Potranco Road corridor on the far west side — newer homes, Northside ISD schools, and 10-25 minute commutes. Helotes adds Hill Country space, and Lackland Terrace is the budget-friendly option right outside the gate.
How far is Lackland AFB from downtown San Antonio?
About 10 miles southwest — roughly a 15-20 minute drive outside rush hour. Most Lackland families choose to live west or northwest of the base rather than downtown, trading nightlife for newer construction and better school zones.
What does BAH cover near Lackland in 2026?
The 2026 JBSA BAH rate for an E-5 with dependents is $1,869 per month. On the west side that supports a realistic purchase in the $220K-$280K range with a VA loan once Texas property taxes are figured in, or rents a 3-4 bedroom single-family home in most Lackland-area neighborhoods.
Is there a wait for on-base housing at Lackland?
On-base family housing at JBSA is privatized and wait times vary by rank and bedroom count — often months. Most families use the wait time to look off-base, where BAH frequently buys more space. We can run both options against your report date.
Can you help if I have not received official orders yet?
Yes — earlier is better. We work with families as soon as San Antonio is likely, building a shortlist by commute and school zone so you can act quickly once orders are cut. Video walkthroughs cover you if you cannot fly in first.
