Every PCS season, families close on San Antonio homes from Germany, Korea, ships at sea, and forward locations they cannot name. Buying while deployed is not just possible — it is routine, if the transaction is built for it from the start. Here is the playbook.
The legal backbone: a power of attorney
A specific (not general) power of attorney lets your spouse or representative sign for you. Your installation legal office drafts military POAs free — get it before you deploy if a purchase is even possible, and confirm the title company will accept its wording early. Some lenders also require a commander’s letter or specific VA POA language for the loan itself.
The VA loan works overseas
- Your Certificate of Eligibility pulls electronically — no paperwork from theater.
- Deployment income (including entitlements) counts for qualification, and BAH for your future duty station can be used once orders support it.
- Digital document signing covers almost everything before closing day; the POA covers the rest.
- Occupancy rules have a deployment exception: your spouse can satisfy the requirement, or you can certify intent to occupy on return.
Buying sight-unseen without getting burned
The risk in remote buying is not the paperwork — it is information quality. You need an agent who films honest video walkthroughs (including the street, the neighbors, the traffic noise), reads inspection reports to you line by line, and tells you not to buy a house when that is the truth. Ask any agent you interview how many remote closings they ran last year.
The timeline that works
- Get the POA and lender pre-approval before or early in deployment.
- Shortlist neighborhoods by base and school zone while deployed — the research phase travels well.
- Tour by video, offer remotely, and let inspection and appraisal run on the ground.
- Close via POA and digital docs; take possession when you land.
Done right, a deployed purchase means your family skips temporary lodging entirely and your first night in Texas is in your own house. If San Antonio is on your orders, reach out from wherever you are — the distance is a logistics problem, and logistics problems have solutions.
