Best Neighborhoods Near Randolph AFB (2026 Guide)

Randolph might be the easiest PCS in the Air Force: the northeast San Antonio suburbs were practically built for the base, and nearly everything on this list is inside a 20-minute commute. The decision is less about finding a viable neighborhood and more about choosing a flavor. Here is the 2026 picture.

Universal City — convenience above all

Bordering the base itself, Universal City puts most homes 5-10 minutes from the gate. Established 1970s-90s single-story homes, mature trees, and pricing from roughly $220K-$340K make it the value-plus-convenience pick — and it shares the SCUC ISD schools that anchor this whole corridor.

Schertz — the complete suburb

Schertz is the center of gravity: full city services, a deep range from established neighborhoods to new sections, and 10-15 minutes to the gate. Expect $250K-$420K for most family homes. A remarkable number of Randolph families simply never leave — Schertz converts assignments into hometowns.

Cibolo — newest homes, best amenities

The growth spilled east into Cibolo, where the newest master-planned communities live. More square footage per dollar ($260K-$450K), community pools and trails, and 15-20 minutes to the gate. Same SCUC ISD.

Converse and Live Oak — the attainable entries

Converse is one of the highest-volume new-construction markets in the metro, with new single-family homes from roughly $210K — squarely inside junior enlisted BAH with a VA loan. Live Oak offers established 1970s-80s homes on larger lots from around $200K. Both reach the gate in 10-20 minutes via Loop 1604, in Judson ISD.

Garden Ridge — the acreage step-up

Fifteen to twenty minutes north, Garden Ridge is oak-covered acreage lots and custom homes from the $450Ks well past $900K — the classic senior-NCO and officer move-up, in Comal ISD.

  • Shortest commute: Universal City.
  • Most complete suburb: Schertz.
  • Newest house for the money: Cibolo or Converse.
  • Tightest budget: Converse or Live Oak.
  • Space and trees: Garden Ridge.
