Best Neighborhoods Near Lackland AFB (2026 Guide)

JBSA-Lackland anchors the southwest side of San Antonio, and the housing answer for most permanent-party families lives on the west and far-west side — the fastest-growing, most affordable major corridor in the metro. Here is the honest 2026 rundown, neighborhood by neighborhood, from someone who tours these streets every week.

Alamo Ranch — the default, for good reason

The massive master-planned area at Loop 1604 and Alamo Ranch Parkway is where the largest share of Lackland families land. Newer construction from roughly $260K to $450K, Northside ISD schools, and every errand within ten minutes. The commute runs 20-25 minutes to the gates. The trade-off is popularity: peak-hour traffic on 1604 and the parkway is real.

Westover Hills — shortest commute among full neighborhoods

The Highway 151 corridor puts you 10-15 minutes from the gates, with 1990s-2010s homes typically $230K-$360K — meaningfully cheaper than Alamo Ranch for similar space. The corridor has grown into an employment hub of its own, which helps resale.

The Potranco corridor — most attainable new construction

Along Potranco Road in 78245 you will find some of the most affordable new builds in the city, frequently $220K-$330K. For junior enlisted buyers using a VA loan, this corridor is often the difference between renting and owning. Fifteen to twenty minutes to the gates.

Helotes — space and schools, longer drive

Northwest of the city, Helotes trades a 25-35 minute commute for Hill Country character, larger lots, and some of Northside ISD’s most requested campuses. Budgets from the $320Ks open established homes; the $400Ks and up reach newer builds and acreage.

Lackland Terrace — the budget play at the gate

Right outside the base, mid-century homes from roughly $160K-$250K and a five-minute commute. Older housing stock means inspections matter — but nothing else on this list touches the price-to-commute ratio.

Matching the neighborhood to your BAH

  • E-1 to E-4 ($1,728/mo with dependents in 2026): Lackland Terrace and the Potranco corridor keep payments comfortable.
  • E-5 to E-6 ($1,869-$2,094): Westover Hills and most of the Potranco corridor fit; entry Alamo Ranch is reachable.
  • E-7 and up / O-grades ($2,112+): the full Alamo Ranch menu and Helotes come into play.
  • Dual income: every band above moves up a tier.

Every family weighs commute, schools, and space differently — the full Lackland housing guide on this site goes deeper on schools and includes a live filtered home search for each of these areas. And if your report date is inside 90 days, reach out now rather than perfecting the research: inventory moves.
